The marketing photos shot by a professional photographer made the house look like it belonged in a high-end real estate magazine. His marketing process, which he will explain to you, is very modern, detailed, and extremely thorough with great reach.We listed our home in the Summerlin West / Stonebridge / Foxtail community in what is typically a much slower time of year in October of 2022,. Due to interest rate increases, the market had considerably slowed as well. Michael was completely up front with us and set reasonable expectations as to the timeframe to close and price we could expect to get for the house. He didn't "buy" our listing as some do. Astonishingly, we actually ended up getting a fair amount more than we expected in this difficult market.Moreover, Michael was highly responsive, responding to our questions even after 5 PM. Honestly, he made us feel like we were his only client, like we were some VIPs and that he exclusively represented us. He was there for showings, and there were no excuses about why he had to be somewhere else. We have never felt like that across any professional field. Period.I used to complain about real estate commissions. Ha! Well, Michael is worth every penny. We got more than we thought we would in half the time that he said it might take. The closing process was very easy as his firm has support personnel that educate and assist you with what to expect, helping you navigate what can be a time-consuming and stressful process.If I had any complaint, it was that I had to clean the house constantly to get it in show-ready condition due to the voluminous number of showings that we got. Ha! A good problem for anyone to have.You won't go wrong with The Standard, and specifically, Michael Coxen. These attributes sum up Brian Heuser. We found Brian by searching through Zillow reviews of top realtors in Las Vegas. Brian was one of the few with a perfect 5 rating after dozens of reviews.We started by explaining and sending pics to Brian of exactly what we wanted in a home. Brian then automated the emailing to us of weekly MLS listings that matched our criteria. We looked at houses online like this for about a month (while we were preparing our home for sale).Once we curated the list to about 15 homes, we flew to Las Vegas to meet Brian and see the homes in person. Brian was just as helpful and nice in person as he is online. Over two days, we saw 17 homes.This juncture is where Brian was truly outstanding. His knowledge of the Las Vegas area allowed him to share information with us that might not be obvious to newcomers such as us.For example, he would explain that a given home looks great but is on a flood plain. Or he would explain why a location might or might not be right for our lifestyle.
